As the owner’s representative, DAE provides vital expertise to navigate the project from the entitlement phase through to the completion of construction. Design Phase
- Oversee and coordinate entire design process from programming through final construction documents.
- Attend all neighborhood, zoning and planning approval meetings.
- Create and maintain budgets and expenditures.
- Identify all applications, permits and approvals.
- Assist in General Contractor selection.
- Prepare, review and negotiate construction contracts.
- Evaluate insurance requirements and options (CCIP, OCIP) and assist in procurement of coverage.
- Schedule, report, and track progress.
- Coordinate with utility companies and city agencies for incoming services.
Construction Phase
- Comprehensive oversight of the entire construction process.
- Management of budgets, costs and changes.
- Oversight of schedules and deliverables.
- Onsite oversight of construction issues and progress.
- Resolution of local municipal and planning issues.
Close Out Phase
- Punch out and close all areas to completion.
- Oversee MEP commissioning, balancing and climate adjustments.
- Oversee final acceptance inspections of all aspects of the project.
- Coordinate and organize delivery of all final close-out documents.
- Manage the delivery, acceptance and install of owner furnished items.
