Cost Estimating Services

The Preconstruction Phase is the most important phase of the project lifecycle. It determines whether your project will sink or swim. DAE provides creative and realistic solutions for every aspect of a project, ranging from pricing to design to constructability issues. DAE has a seasoned team of preconstruction professionals to provide our clients with critical information necessary to develop accurate projections for the investors, developers, architects and general contractors.

Estimating

Conceptual Estimate – A high level estimate often done during the client’s due diligence phase using “back of napkin” sketches or conceptual drawings.
Budgetary Estimate – This estimate is typically 2 to 3 pages and includes a breakout of costs broken into the 16 CSI categories. It can be done at any point in the design and, depending upon the level of design, is typically accurate to +/- 5 to 10%.
Third Party Estimate Review - Solicit and analyze detailed estimate from multiple general contractors and provide the client with a market based cost forecast.

Value Engineering

Detailed review of the design and program to identify VE opportunities.
Provide pricing for alternate materials and designs.
Schedule impact analysis for VE options.
3rd Party analysis of proposed value engineering items.

Constructability Review

Identify design inefficiencies that will increase the project cost.
Review drawings to identify inconsistencies in the plans and specifications.

Review of General Contractor GMP Pricing

Review of the design to identify potential issues with site staging, hoisting, traffic, sidewalk/street closures and construction logistics.
Review of subcontractor bids and clarifications to identify allowances and potential scope gaps or overlaps.
Review of GC general conditions, fees, schedule, contingencies and allowances.

Professional Services Selection

Assist to identify, solicit, interview and select professional services including general contractor, architect and consultants.
